ZONING BOARD


The Zoning Board of Adjustment is primarily engaged in reviewing and deciding applications in which proposed construction and/or land use does not meet the requirements of Montvale’s master plan, ordinances or limiting schedules. All cases are heard at open meetings. The Board currently meets on the last Wednesday night of each month at 7:30 p.m. No meeting is scheduled for December.

Property Maintenance
Line of Sight: It shall be the duty of the owner or owners, tenant or tenants within the Borough of Montvale to keep all brush, shrubs, bushes, trees or other vegetation cut to a height not to exceed 3 feet in height within 50 feet of a point formed by the intersection of two public rights of way. In addition, the limbs and foliage of any tree shall not be permitted to fall nearer to the ground then 6 feet where such limbs or foliage overhang or are over or upon land within the aforementioned distance from an intersection. Code 86-49B (1) Brush and Weeds: All brush and weeds must be cut back 10 feet from the edge of the road. Sidewalks must be kept free of weeds, brush, shrubbery and other hanging branches. Tree Limbs and Branches: All tree limbs and branches overhanging the roadway must not fall nearer than 11 feet to the roadway. Code 86-49B (8) Landscaping: Where exposed to public view, the landscaping of premises shall be maintained in an orderly state with lawns and brushes trimmed and free from becoming overgrown, littered or unsightly where such would constitute a blighting effect, depreciating adjoining and nearby property.
